Rental properties are written on a Dwelling Fire Policy. A dwelling fire policy protects a home against specifically named perils. This means it will only cover losses resulting from a peril listed in the policy. If damage is caused by an event not listed in the policy, then there is no coverage for repair or replacement. There are three types of policies to choose from, Basic (or DP-1), Broad (or DP-2), and Special (or DP-3.) Dwelling Fire Basic Form (DP-1):
Dwelling Fire Broad Form (DP-2): Provides coverage for the above perils under the Basic Form, in addition it will also cover:
Dwelling Fire Special Form (DP-3): All of the above perils under the Basic and Broad Form:
The Special Form is the broadest policy form available and the loss is covered unless the item is specifically excluded in the policy, such as flood damage.
